Beginning on July 1, 2009, separate bank accounts have been maintained for the Commons & Villas revenues and expenses.
Single Family homeowners pay only Commons dues. Villas homeowners pay both Commons dues and Villas dues.
Dues payments from Villas homeowners are deposited into the Villas bank account. The Commons portion of the Villas payments are deposited in the Commons bank account.
At the annual meeting on October 24, 2024, it was proposed that the 2025 dues would remain unchanged from 2024.
Thus, the proposed 2025 homeowner dues for Villa homeowners are $1,870.

However, the Board plans for a cash reserve for both the Villas and Commons of 25% and 50% of their expense budgets, respectively. If the projected cash reserves, taking into account the 2024 actual expenses and the anticipated 2025 expenses, exceed the targets, the Board could consider a credit towards the 2025 dues to bring them in line. However, that cannot be decided until the remaining expenses for 2024 are known and the Board has determined the projected expenses for 2025. This process will be completed by December 23 at which time the Board will hold a Zoom meeting to make a final determination of the 2025 homeowner dues and the credit, if any.

* A one-time credit of $230 was applied to the Single Family dues in 2021 in order to re-align the Commons bank account to a new target amount at year-end. The credit reduced the Single Family dues to $490 for the year.

Commencing on March 1, 2018, liens may be filed with the Sedgwick County Register of Deeds against properties that are more than 60 days delinquent in payment of HOA dues. No notice other than past due statements will be provided prior to the filing. Lien filing and release fees will become the responsibility of the delinquent homeowner.
